Why should I rent from Wentworth Properties?
We desire to provide top quality housing choices at a fair price. We always strive to put our tenants first as we operate with honesty, integrity and care. We also have a diverse selection of apartments, duplexes, ranches and single-family homes throughout San Joaquin County. We work with tenants from all walks of life and backgrounds to provide great houses that they can make into their home.
What is Wentworth Properties looking for in a potential tenant?
We are looking for tenants who are honest and have a history of caring for other’s personal property. We look for clients with a stable job and credit history. We desire tenants who pay their bills on time and follow through on their personal and financial commitments. Our tenants must earn 2.5 times the monthly rent. We also look for tenants who have clear criminal records. Above all else, we are looking for people who care about the properties that they call “home” and who communicate honesty with those around them.

What can I expect when I live in a Wentworth Properties’ home?
You can expect a clean, well-maintained, family-friendly environment. Whether you live in one of our apartment units or one of our single-family homes, we pride ourselves in being responsive to the needs of our tenants. We always take care of our properties and strive to keep open and honest communication with our clients. We truly believe that we own and operate some of the best housing options in the county.


Does Wentworth Properties allow animals in their rental homes?
We do allow animals, including dogs and cats, in our rental units. We realize that animals can play such a large role in the family dynamics of our homes. We are, however, looking for families with animals who are well-behaved, have no history of attacking others and who will not damage the property itself. The tenant is responsible for all damages caused by their animals during their time in the home. We charge a monthly fee of $25 per small dog and $50 per large dog. These monthly fees are non-refundable. Or the tenant may choose to pay a 2nd deposit which can be refunded minus the carpet cleaning at the end of the lease.

Is a rental home from Wentworth Properties good for my family?
We strive to keep good, upstanding, caring people in our homes. We do not allow loud tenants who disturb their neighbors. We will evict anyone who is performing illegal activities on the premise of one of our properties. We do not allow smoking inside our apartments, duplexes or homes. We do not allow tenants to leave items in the front yard or in public display as they can become a nuisance to their neighbors. We truly desire to provide top quality rentals to great tenants, which is why we have high standards for our tenants. This provides a safe environment for families who want a quiet, caring home for their loved ones.

What are Wentworth Properties’ guidelines?
  • Here are a few of our basic rules for tenants:
  • We expect tenants to pay their rents on-time. All rent payments are due on the 1st of the month with a 4 day grace period. If a rent payment is paid on the 6th-10th, it is a $50 late fee. If a rent payment is paid after the 10th, it is a $100 late fee.
  • We want our tenants to communicate with us about potential problems at their home so that we can maintain high quality properties.
  • We do not allow tenants to park on the lawn, leave trash in the yard for any length of time or let the yard maintenance get out of hand.
  • We expect our tenants to give us a 30-day, written notice before they plan to move-out and find other accommodations.
  • We expect our tenants to leave the home as nice and clean as it was when they moved in. We want to be able to allow another family or individual to move right in and enjoy the home as well.
  • We do not allow tenants to use their security deposits to pay for the last month’s rent. The security deposit covers our potential costs to clean and update the property to its original condition.
  • We want our tenants to enjoy their homes and love living in one of our Wentworth Properties!
